A backed-out nail lifts the shingle above it and opens a hole in the one below. Exposed ridge is an open seam along the highest line on the house.

Under fifteen years, local damage

Repair. A young roof with one failed detail has years left in the rest of it. Fixing the detail properly — new flashing, not caulk over old — restores the whole.

Under fifteen years, damage on every slope

Usually a claim, not a repair. Hail or wind across the whole roof is a storm loss, and the claim sequence is the right route. Patching it forfeits the evidence.

Past twenty, one failure

Repair, with a date on it. We will fix the leak and tell you in writing how long we think the rest has, so the replacement is planned rather than forced in February.

Past twenty, repeated failures

Replace. If this is the third call to the same slope, the shingles have stopped holding nails and every repair is buying months. We will say so and price the replacement instead.

What A Leak Costs If You Wait

Weeks: the decking

Plywood or boards under a slow leak go soft, then delaminate. Replaced per sheet at the next job, but only once the shingles are off to reach it.

Months: the insulation

Wet attic insulation stops insulating and stays wet, because there is no airflow to dry it. It has to come out and be replaced, and it has usually wet the ceiling below.

A season: the drywall

The stain you can see is the last stage. By then the drywall behind it is saturated, the joint tape has let go, and the ceiling is a replacement rather than a paint job.

Then: mold

Wet cellulose and paper-faced drywall in a warm attic is where mold grows. Remediation is a separate trade with a separate invoice, and it is the expensive end of a repair that would have been a boot and an hour.

Usually close, rarely exactly. Shingles fade, and color lines get discontinued — a fifteen-year-old roof is almost always a line nobody makes any more. On a visible slope we will tell you how obvious the patch will be before we do it, so you can decide between a repair that shows and a slope that matches. On a storm claim the same fact matters the other way: if a matching shingle is genuinely unavailable, that belongs in the adjuster’s scope.

If water is coming into the house, same day where we can, and we will tarp it if a proper repair has to wait for materials or weather — emergency tarping has what to do in the meantime. For a leak that is a stain rather than a drip, two to three business days most of the year, longer in the two weeks after a regional storm when every roof in the county needs looking at.

Sometimes — if you need two more years to plan a replacement, a repair buys that, and buying two years on a $29,253 decision is worth a few hundred dollars. What we will not do is sell you a repair on a roof we think will fail again this winter without telling you. You get the verdict in writing either way, and the free inspection is how you get it.

No permit does not mean no rules — SPS 320.04(2) makes the work comply with the code whether or not anyone inspects it.
