The Newport Of The West, And The Roofs It Left Behind

Charles Sheldon staked a hundred and sixty acres on the eastern shore of what is now Fowler Lake on April 21, 1837. The settlement became a town in 1844 and a city in 1865, and then something unusual happened to it: the railroad arrived, Chicago and Milwaukee money discovered the lakes, and Oconomowoc turned into a summer resort for the very wealthy. Large houses went up around Lac La Belle and Oconomowoc Lake. The Oconomowoc Lake Club was founded in 1890. The Henry and Mary Schuttler house dates to 1880, Knollward to 1928, and the castle-like Minnewoc stood from 1892 until it was pulled down in 2021.

That history is the single most important thing to understand about roofing here, because it produced the most architecturally demanding housing stock in our entire service area. These are rooflines that were designed to be looked at: multiple intersecting gables, turrets, dormers set into dormers, low-slope porch tie-ins, decorative ridge work, and a great deal of valley. Every one of those is a detail that either gets flashed properly or leaks in about four years.

It is also why quotes on an Oconomowoc house vary more wildly than anywhere else we work. On a roof like this, the valleys, the dormer flashings, the low-slope section over the porch and the total ridge length are most of the labor — and an estimator working from an aerial measurement of the building’s footprint misses all of it. If you have three quotes and one is dramatically cheaper, ask each of them how many squares and how many linear feet of valley they priced.

Then there is the hail. Oconomowoc has 17 recorded hail events since 2005, which is more than any other town we cover. The one people remember is June 10, 2022: a storm developed over northwest Waukesha County in the evening and dropped hail up to golf-ball size for twenty to thirty minutes, with two and a half inches of rain in two hours and street flooding caused by hail clogging the storm drains. Fourteen years earlier, on June 7, 2008, the town took 1.75 inch stones. And on April 13, 2006 — the same night as the near-record stone near Lake Mills — Oconomowoc was hit with 2.75 inch hail.

The tree cover complicates the aftermath. Storm damage in the lake district frequently arrives as branch impact as well as hail, and the heavy shade keeps north-facing slopes damp enough to grow moss and algae that hold moisture against the shingle long after the weather has passed.

The answer differs town to town because SPS 320.09(2)(b) leaves permits for alterations and repairs to local ordinance.

How To Read Three Quotes On A Lake Country Roof

Nowhere else we work produces quote spreads like Oconomowoc. It is routine here to see three estimates on the same house with the highest at nearly double the lowest, and homeowners reasonably conclude that somebody is trying it on. Usually nobody is. They have priced different jobs.

Area is the first divergence. A roof with intersecting gables, turrets and dormers has far more surface than its footprint implies, and an estimator working from an aerial footprint measurement rather than a physical one will be low before they have priced a single component. Ask each quote how many squares, and how that number was arrived at.

Valley is the second. On these roofs the valleys carry most of the water and most of the labor. Ask for linear feet of valley and whether they are being lined with metal or woven with shingle. Woven is faster and cheaper and it is not what you want on a steep multi-gable roof carrying that volume.

Flashing is the third and the biggest hidden variable. A house like this has step flashing at every wall intersection, counterflashing at the chimney, and separate details at every dormer cheek. Reusing that flashing is the single most common cause of a leak on a brand new roof, and it is invisible in a quote that just says “tear off and replace”.

Then the low-slope sections. Almost every lake house has a porch or a bay with a pitch too shallow for shingle. That needs a different material entirely, and a quote that shingles it is a quote for a future leak.

Get those four answers from all three contractors and the mystery generally resolves itself. Sometimes the cheap quote turns out to be fine. More often it turns out to be a different, smaller job than the one your house needs.
