Framing changes, then electrical and plumbing to the new layout, then the inspection where your town requires one. Nothing is closed up until it has been checked.

Drywall, paint and floors

The room becomes a room again. Floors go down before cabinets so the cabinets sit level on a finished surface.

Cabinets, counters, finish

Cabinets set and leveled; counters templated and, a week or two later, installed; then backsplash, hardware, plumbing and electrical trim. The last week is the one you see.

Yes, and on a kitchen it usually produces a better result: the designer settles layout, storage and finishes, and we price the build from their drawings with the electrical and plumbing behind the walls costed properly rather than as allowances. Bring us in early enough to say what the house can take, and if you do not have a designer we can suggest ones we have built for before.

Undersized electrical panels, plumbing that is not where the drawings said, and floors that are a long way from level in pre-war houses. Near the Watertown square, where the housing is pre-1900, add plaster and lath walls that do not take a cabinet screw the way drywall does. We open a wall and look before pricing, wherever we can, because a surprise found in week one is a change order and a surprise found on the estimate is just the price.
