The Village That Was Called Belleville, And Then Doubled In Size
Charles Goodhue and Timothy Johnson were the first two settlers here, and the creek took Johnson’s name because he got to it first. The settlement itself was called Belleville until 1872, when it was renamed to match the creek. It grew up where the Union Pacific line crosses Johnson Creek, which empties into the Rock River.
What makes Johnson Creek genuinely different from every other town on this list is how recently most of it was built. The population was 1,581 in 2000, 2,738 in 2010, and 3,318 in 2020 — it has more than doubled inside twenty-five years. The outlet mall arrived in 1998 to capitalize on the interstate interchange, and the village grew around it. Sitting at Highway 26 and Interstate 94, exactly midway between Milwaukee and Madison, it is one of the few places in the county with a genuine location advantage.
That growth curve is a roofing story. An unusual amount of the housing here went up within a few years of itself, which means an unusual amount of it is reaching the end of its first covering more or less simultaneously. Two consequences follow. A lot of Johnson Creek homeowners are about to have this conversation for the first time in their lives. And there is almost none of the “it was re-covered at some point, nobody knows when” uncertainty that makes quoting an older town harder — whatever was specified when the house was built is still up there.
Which brings us to the thing we find most often here. Late-nineties and early-two-thousands construction was frequently under-ventilated. Ridge vent got installed without adequate soffit intake, or the intake was later buried under blown insulation in an energy retrofit. A shingle’s rated life assumes a ventilated deck; without intake the attic bakes and the asphalt cooks out of the shingle from underneath. That is why a thirty-year shingle comes off at twenty-two, and it is the single most common reason a Johnson Creek roof is failing earlier than its owner expected. We check the attic on every inspection for exactly this reason, and correcting it is usually an attic-side job rather than a roof-side one.
The exposure does not help. Johnson Creek sits in open ground at a highway interchange with little mature tree cover, so wind arrives unimpeded from whichever direction the weather is moving. On a first-generation roof with a four-nail pattern and aged sealant strips, that is the combination that lifts a slope. The record bears it out: a 2.75 inch hailstone on May 11, 2011 — the same storm system that put 4.25 inch hail on Jefferson — and 2.5 inch hail on April 13, 2006.

Fixing it is usually cheaper than people expect: clearing and baffling the soffit intake, and making sure bath and kitchen fans discharge outside rather than into the attic. Done at the same time as a replacement it adds very little, and it is the difference between the new roof lasting its rated life and repeating the last one.

A village that goes from 1,581 people to 3,318 in twenty years does not just get bigger. It gets a housing stock with a very narrow age band, and that has consequences nobody plans for.
Everything comes due at once. When most of a village’s houses were roofed within a few years of each other, most of them need reroofing within a few years of each other. That produces local demand spikes, and demand spikes are when out-of-area crews arrive, when quality drops and when prices move. Being early in that cycle rather than late is worth real money.
The specification is knowable. Unlike an older town, there is no mystery about what is up there. A house built in 1999 has its original roof, installed to the code and the practice of 1999, and we can tell you before we quote what that probably means: a four-nail pattern, felt rather than synthetic underlayment, ice-and-water shield if you were lucky, and ventilation that was almost certainly under-provided at the intake.
And the second roof can be substantially better than the first. This is the part worth getting right. Modern synthetic underlayment does not tear in wind while the job is open. A six-nail pattern raises the wind rating meaningfully on an exposed site like this one. Ice-and-water shield at the eaves and valleys is standard practice now in a way it was not then. And correcting the soffit intake at the same time is cheap and is the single change most likely to get you the full rated life this time.
Which means the conversation in Johnson Creek is rarely about whether the roof needs doing. It is about not simply repeating the roof you already have.
